What is Title Insurance?
Protection against other claims of ownership of your property.
Title Insurance protects the real estate owner and lenders against any property loss or damage they might experience because of liens, encumbrances and defects in the title to the property. Each title insurance policy is subject to specific terms, conditions and exclusions.
What are the different types of title insurance policies?
- Lender's Policy: Covers the interest of the lender in the amount of the mortgage. It insures the priority of the lender's security interest.
- Owner's Policy: Covers the owner in the amount of the purchase price as long as they own the property
What is the market value rider?
The market value rider is an insurance policy addendum that adjusts the coverage limit based on the current market value of a property. This rider is particularly useful for properties whose value fluctuates significantly due to market conditions. It ensures that the insurance coverage reflects the property's actual value at the time of a claim, rather than a predetermined amount set when the policy was purchased. This can be beneficial for the insured, as it helps to prevent being underinsured or overinsured in the event of a loss.
*Market Value Rider to the Owner's Policy is available and costs an additional 10 percent of the premium.
If Market Value is taken, in the event there is a total loss to the owners of the Title, the amount reimbursed would be the current market value, not the purchase price.
